What are hard services?

Hard services pertain to the physical and structural assets of a building, including mechanical and electrical systems as well as the building’s fabric. Examples include the maintenance and inspection of HVAC equipment, fire and life safety systems, and drain inspections, ensuring the safety, functionality, and compliance of the property.

What are soft services?

Soft services refer to non-structural services that focus on enhancing the appearance, comfort, and functionality of a working environment. These include cleaning, catering, security, landscaping, and other services that contribute to a positive and efficient workspace.

What is planned preventative maintenance?

Planned preventative maintenance (PPM) refers to ongoing routine maintenance of the asset within your building that require routine maintenance to ensure they are kept fit for purpose ensuring they operate at optimum efficiency whilst maintaining the life of the asset.

Why should I consider planned preventative maintenance (PPM) over reactive maintenance?

What is reactive maintenance?

Reactive maintenance is where issues are resolved as they happen, often where PPM’s cannot be carried out in advance to reduce failure. For example, there is no routine task to maintain a light fitting, or any way of knowing at what point a bulb or tub might fail therefore reactive maintenance is required when a failure occurs.

What is statutory maintenance?

There are many assets within a building that legally required to be checked/maintained. These are generally life saving assets such as fire alarm systems, emergency lighting, fall arrest systems however there are also legal obligations to ensure the safety of buildings users such as compliance with legionella legislation, electrical regulations and gas safe legislation.

How do I know what type of maintenance I need to carry out?

This depends entirely on the assets within the building. Maintenance and inspection of any assets falling under the statutory banner must be maintained as this is not optional. Other assets can be maintained to various standards depending on the age, number of faults, run times and ultimately how long you want to sweat an asset before having to replace it. This will vary depending on the cost of replacing the asset, versus the cost to maintain it. Relyon Services can complete a survey to determine the assets in your building and develop a PPM regime to include statutory and non-statutory maintenance, blended to suit the needs of the business.

I just need someone to look at a fault or repair, do I need to be in contract?

Not at all, Relyon Services offer a reactive service whether that be to replace a broken window, repair a failed air conditioning unit, clean blocked gullies or investigate faults on a fire alarm system. We carry out electrical, mechanical and fabric repairs.
